The eligible degrees list — Nevada

The Redwood Sequoia Medical Professionals Program accepts the following degrees for Nevada borrowers (same eligibility list as Arizona):

Allopathic + Osteopathic Medicine

  • MD — Doctor of Medicine (allopathic)
  • DO — Doctor of Osteopathic Medicine

Dental

  • DDS — Doctor of Dental Surgery
  • DMD — Doctor of Dental Medicine

Specialty Medicine

  • Ophthalmology subspecialties (MD/DO base required)
  • Psychiatry (MD/DO base required)
  • DPM — Doctor of Podiatric Medicine

Pharmacy

  • PharmD — Doctor of Pharmacy

Veterinary

  • DVM — Doctor of Veterinary Medicine
  • VMD — Veterinariae Medicinae Doctoris (University of Pennsylvania)

Nurse Anesthesia

  • CRNA — Certified Registered Nurse Anesthetist
  • DNAP — Doctor of Nurse Anesthesia Practice

Residents, Fellows, Interns

Currently-training physicians with the above degrees, transitioning to attending positions, qualify with signed attending contract.

  • University of Nevada, Reno School of Medicine (UNR Med) — MD program
  • University of Nevada, Las Vegas School of Medicine (UNLV SOM) — MD program (newer, established 2017)
  • Touro University Nevada — College of Osteopathic Medicine (Henderson) — DO program

Nevada dental pipeline

  • UNLV School of Dental Medicine (Las Vegas) — DMD program
  • Roseman University College of Dental Medicine (Henderson) — DMD program

Nevada veterinary

  • No NV vet school; DVMs in NV are typically out-of-state trained (often Colorado State, UC Davis, Washington State)

What's NOT eligible

The Redwood Sequoia program does NOT include:

  • Registered Nurses (RN) — even Bachelor's prepared or specialty-certified
  • Nurse Practitioners (NP) — except as noted in specialty programs (Laurel Road has NP-specific)
  • Physician Assistants (PA)
  • Physical Therapists (DPT)
  • Occupational Therapists
  • Chiropractors (DC)
  • Naturopathic Doctors (ND)
  • Optometrists (OD) — distinct from Ophthalmologists who are MD/DO + specialty
  • Audiologists (AuD)
  • Clinical Social Workers (LCSW, MSW)
  • Mental Health Counselors / Marriage Family Therapists

For non-eligible healthcare workers, conventional, FHA, USDA, or VA loans (if veteran) apply. Some specialty professional loan programs exist for specific roles (e.g., NP-specific programs from a couple of lenders).

Frequently asked questions

What if I have multiple eligible degrees (MD + MBA, DDS + JD, etc.)?

One eligible degree is enough. The additional degree doesn't change eligibility but may strengthen the application narrative.

Do international medical graduates (IMG) with US residency qualify?

Yes — once you've completed a US residency or are in a US residency program, you qualify the same as US medical school grads. The qualifying degree is the MD or DO, regardless of where conferred.

What about Doctor of Public Health (DrPH) or Doctor of Nursing Practice (DNP)?

DrPH and DNP are typically not on the eligibility list. Some specialty programs may include DNP for advanced practice nurses; confirm with Mike.

My spouse has an eligible degree but I don't. Can we still use the physician loan?

Yes — your spouse's eligibility qualifies the loan. Your income can be combined as co-borrower income. The loan is in both names; eligibility flows from the qualified spouse.

Can a medical student qualify (not yet graduated)?

Generally no — degree must be conferred (graduated). Some lenders pre-approve graduating students within 60-90 days of conferring; check with Mike about your specific timeline.

What about MD/PhD researchers without clinical practice?

Yes — MD-PhD with research-track career qualifies. Income from research grants + base salary counts.
