Match Day for the 2027 cycle is in March 2027. If you matched to a Nevada residency program — UMC + UNLV SOM, Renown + UNR SOM, Sunrise Health System, Valley Health System, Saint Mary's Reno, Touro University DO programs, or any other NV residency — you have a brief window to make a housing decision before your July start.

Why buying as a new NV resident can pencil out

Conventional wisdom: "residents should rent." That advice predates physician loan products. Today, the math often flips:

The physician loan for incoming NV residents

The Redwood Sequoia Medical Professionals Program works for incoming NV residents:

Eligibility

  • Hold an eligible degree (MD, DO, DDS, DMD, DVM, DPM, PharmD, CRNA, etc.) — even just conferred
  • Have a signed residency offer letter from your NV program
  • Meet standard underwriting (credit, DTI)

  • $0 down up to $1.5M (680+ FICO) or $2M (720+ FICO)

Frequently asked questions

My residency contract isn't signed yet. Can I apply?

Match results are binding (per NRMP rules). Most lenders accept the official match result + offer letter even if final program contract isn't signed. Talk to Mike about timing.

What if I don't have a downpayment?

The physician loan is $0 down up to $1.5M-$2M. No down payment for home purchase itself. Still need cash for closing costs ($5K-$15K typical) and reserves (2-6 months payments).

What if I have $300K in medical school loans?

Get on IBR/PAYE/REPAYE BEFORE applying for the mortgage. Actual IBR payment ($200-$400/mo at resident income) counts vs the 1%-of-balance phantom ($3,000/mo on $300K) that conventional uses. This single change often determines qualifying.

Can my partner co-sign?

Yes — partner's income combines with yours. Strong W-2 partner income dramatically expands your purchase capacity.

What if I might match elsewhere for fellowship in 3 years?

3-year resident period gives significant appreciation runway. If you move for fellowship: sell (likely with gain), rent out (LV + Reno rental demand strong), or refinance with co-borrower partner staying. Mike models scenarios.

What about Couples Match?

Couples Match well-served by physician loan. Both partners typically eligible degrees → both incomes count → higher qualifying.

When should I start the home-buying process?

Right after Match Day. Don't wait until June. April-May is the optimal house-hunting window for July 1 start.

Is the Las Vegas market in 2027 a good time to buy?

Las Vegas + Reno markets show steady growth long-term. 2027 specifically: too early to predict; but physician loan benefit (no PMI + 100% LTV) doesn't depend on market timing — it's about your specific 3-7 year horizon.

What about Match Day for non-MD/DO degrees (PhD, DDS, DMD)?

Match Day specifically refers to MD/DO match through NRMP. Other degrees (DDS/DMD for dental, etc.) have their own match systems. Physician loan eligibility same — degree + signed offer counts regardless of match system.

What if my residency includes some Las Vegas + some out-of-Vegas time (cross-program rotation)?

Standard process — the residency program is your employer. Cross-program rotations don't change your residency employment. Buy where the bulk of your time is spent.
