Pharmacy residents qualify same way as medical residents — using current resident salary OR future-attending contract (if signed).

Can I include per diem 1099 income?

Yes — per diem pharmacist 1099 income counts if you have 2 years of history.

What about pharmacy school loans on Standard repayment?

Standard 10-year repayment payment counts as actual payment (often $1,800-$2,800/mo on $200K balance). Conventional uses this. Get on IBR/PAYE before applying — actual IBR payment typically $200-$400/mo. Determinative for qualifying.

What if I'm on PSLF?

PSLF participation typically requires IBR/PAYE — which is exactly what helps mortgage qualifying. PSLF doesn't affect mortgage qualifying directly.

Does pharmacy retail vs hospital affect qualifying?

No — both W-2 income paths qualify identically. Hospital often pays slightly higher; retail fully qualifying.
