How does a physician loan work in Nevada?

A Nevada physician loan is a lender portfolio program that lets eligible doctors and dentists buy a primary home with zero-to-low down payment, often 0% up to roughly $1.5M and 5% up to $2M, with no monthly PMI, and student-loan debt counted at your income-based (IBR or PAYE) payment instead of the full balance. Residents and new attendings carrying student debt can qualify on a signed attending contract, not current resident pay. Exact tiers vary by lender.

US Citizen or Permanent Resident Alien with valid SSN required. Chiropractors are not currently eligible under the Redwood Sequoia program.

Frequently asked questions

Can a UMC or Renown resident really buy a Vegas home with no down payment?

Yes, if you have qualifying credit (typically 720+ for top tier), 24+ months of credit history, and a signed attending employment contract starting within 60-90 days. The contract is the qualifying income, not your current resident salary.

What if I'm at UNLV School of Medicine (just graduated)?

Once you've matched into residency with a signed residency contract, you become eligible (residents are eligible). Pre-residency med students don't yet qualify.

Do I have to be a Nevada resident to qualify?

You need to be a US Citizen or Permanent Resident with a valid SSN. The home becomes your primary residence; Nevada physical residency at time of application isn't required if you're relocating from out of state for the attending position.

I'm relocating to Nevada from another state, can I still qualify?

Yes. If you are moving to Nevada for a physician or dentist position, you qualify on your signed Nevada attending contract, not your current out-of-state pay. The Nevada home becomes your primary residence, and you do not need to already live in Nevada when you apply.

Is a physician loan the same as a Fannie Mae, FHA, or VA loan?

No. A physician loan is a specific lender portfolio program, not agency financing. Its up-to-100% financing, no-PMI, and student-debt rules are set by the lender under the Sequoia Medical Professionals Program guide, not by Fannie Mae, Freddie Mac, FHA, or VA guidelines.

Can residents and new attendings with student debt qualify for a Nevada physician loan?

Yes. Residents, fellows, and newly hired attendings carrying large student-loan balances are exactly who the physician loan is built for. You qualify on a signed Nevada attending contract rather than current resident pay, your student debt is counted at your documented IBR or PAYE payment instead of a percentage of the balance, and there is no PMI, so student debt alone does not block approval.
